Choosing a business center in Riyadh for a first office starts with the paperwork around the room. Before you sign, confirm the address documentation and the contract. Then check how reception and IT will work and when you can move in, because every later setup step depends on this first office.

This guide puts those items in one checklist and shows how a serviced HQ office covers each of them under a single contract. It then walks through the sequence from the decision to the first working day, with the timings you should confirm, and ends with questions to put to any provider. It is written for the expansion lead of a foreign or regional company and for the procurement team on the Saudi side. The examples come from DIOM HQ serviced offices in Riyadh, which DIOM designs and operates itself.

The first-office checklist

The first workspace has to provide the same seven things whichever option you compare, from a business center to a bare lease. The options differ in how many contracts and vendors each item involves, and in how many months it takes.

1. A national address the company can arrange

  • Why it matters in year one: The company needs an address it can use from the start, and a mailbox is not an office

  • What to confirm before signing: Whose name the national address registered at the location is in, and which documents the provider gives you so your company can issue one in its own name

2. A contract the company can file and budget against

  • Why it matters in year one: Finance needs one counterparty with a known term and inclusion list

  • What to confirm before signing: The term and inclusions offered, and how expansion or exit works

3. Reception and visitor handling

  • Why it matters in year one: Clients and job candidates may arrive before the team is fully hired

  • What to confirm before signing: Who staffs reception and when, and how visitors and deliveries are handled

4. IT and connectivity

  • Why it matters in year one: The first hire needs a working network on day one

  • What to confirm before signing: Internet and network security, and who answers when something fails

5. A move-in date the plan can rely on

  • Why it matters in year one: Hiring and client commitments are timed to it

  • What to confirm before signing: Time from signing to occupancy for your team size

6. Room for a larger team

  • Why it matters in year one: The office has to keep pace with the hiring plan

  • What to confirm before signing: Whether more seats or a second office can be added under the same relationship

7. Someone running the office after handover

  • Why it matters in year one: Daily cleaning and maintenance need someone in charge

  • What to confirm before signing: Who operates the space and what the operating layer includes

How a serviced HQ covers each item under one contract

A serviced HQ is a private office that is ready when the company signs. The operator has already fitted it out and staffed it, and one contract covers it. In DIOM's case the operator also designed and built the space. DIOM is a Saudi brand founded in 2018. It designs and builds business spaces, then operates and manages them. Its HQ spaces range between 200 and 11,000 sqm.

A national address the company can arrange

The national address (عنوان وطني) registered at each DIOM location is in DIOM Holding's name. If your company needs a national address in its own name, DIOM provides the documents you need to issue it. Every DIOM HQ address is tied to a private office your team actually uses, and DIOM does not offer virtual offices. Ask for those documents early, and have your company's adviser check them before the setup plan relies on them.

One contract your finance team can file

A bare lease can mean five separate relationships, each with its own term: the landlord, the internet provider, the cleaning company, the maintenance contractor and whoever employs the receptionist. A DIOM HQ contract puts the office and the services that keep it running into one agreement with one provider. Terms run from one year to five years, and longer terms are possible. There is no monthly HQ contract. Month-to-month space is a DIOM Flex product, which the sequence below comes back to.

A large, stable Riyadh plan that runs longer than five years can still suit a traditional lease with a design-and-build partner. The post on what a traditional lease really costs in Riyadh runs that comparison, so it is not repeated here.

Reception and visitor handling

A new Riyadh office starts receiving people in its first months, however small the team, from clients and bank staff to couriers. Reception and concierge are part of every DIOM HQ office, and DIOM's team runs them, so the work does not land on your own staff. It is what separates a corporate office in Riyadh that can receive people from a furnished room with nobody at the desk.

IT and connectivity

A DIOM HQ workspace lists high-speed internet and IT and security support among its inclusions. Without them, a new entrant needs a telecom contract in the company's name and a network installer, then a support arrangement, and each has its own lead time. If you go that way, confirm connectivity requirements and activation dates with the providers themselves. On a DIOM HQ contract, the point to settle before signing is who responds to a network fault, and how quickly.

Move-in time

A ready-to-move-in private office in Riyadh already exists, so the gap between signing and occupancy does not wait on a construction schedule. How long it takes depends on the location and on whether the layout or branding is adapted for your team. DIOM adapts layout, furniture and branding to the way a team works, and move-in is immediate for an office that is ready. A space built to the company's own specification takes longer. DIOM's stated typical timelines are 60 to 90 days for delivery and two to three months for a fit-out. Those are typical figures and not a commitment for any one project, so ask for a project-specific delivery programme. The sequence section covers both routes.

Planning for a larger team

Before signing, ask what happens when the team outgrows its office, and get the answer in writing. Two DIOM clients show how this has played out. Riyadh Air took a DIOM-managed workspace at Al Nakhlah Tower before its first hire and grew to 180 employees within two years. The Saudi Arabian Football Federation (SAFF) had more than 80 staff at a DIOM location from 2022. It later took a 6,055 sqm standalone headquarters at Eden, designed, fitted out and operated by DIOM in three months.

The daily-operations layer

Every DIOM HQ office includes 24/7 secure access, professional meeting rooms, reception and concierge, high-speed internet, daily cleaning and maintenance, covered parking access, IT and security support, and a café and pantry. Meeting rooms come with the office for HQ tenants, so there is no booking by the hour. Some offers use "equipped" and "furnished" as if they meant "fitted". The post on equipped, furnished or fitted offices explains what each term leaves for your team to arrange. DIOM won the Gold award in the office category of the Real Estate Excellence Awards at the Real Estate Future Forum 2026.

Sequence and timing to confirm: from the decision to the first working day

The steps below keep the company's own setup work apart from the office decision. They also flag the timings to confirm before either one is fixed.

Step 1 is yours: registration and licensing

The setup process itself, from company registration to investment licensing and visas, is the company's own work with its legal and government-relations advisers. What DIOM handles is the licensing of the office. DIOM issues the licences needed to operate the office in DIOM's name through the Balady and Salama platforms, using the documents provided by the building owner. If you want the licences in your own name and brand, DIOM provides the documents so you can issue them yourself. The national address works the same way, as the section above sets out.

Shortlist, visit, agree the contract and move in

  1. Shortlist by district and size. DIOM HQ offices sit across Riyadh's business districts, and the HQ page carries the current list. Offices available now are at Century Corner on the ground floor, Al Nakhlah Tower on the seventh floor, and Rubeen Plaza units 207 and 209. Settle on the district your clients and staff need before comparing buildings. If the north is on your list, compare north-Riyadh office districts first.

  2. Tour or call. After a quote request, DIOM arranges a tour or a call. You can also book a tour directly and bring the checklist above with you.

  3. Quote and contract. Price depends on the location, the size of the office and the term. DIOM sends a quote built around your requirement and confirms the term as part of that discussion. HQ terms run from one year to five years, and longer terms are possible.

  4. Move in. In an existing office, occupancy follows signing and any layout adaptation, so confirm the move-in time while the quote is being discussed. A space built to specification needs a project-specific delivery programme, and DIOM's stated typical timelines are under Move-in time above. If the team needs desks before the HQ contract starts, DIOM Flex private offices are taken by the month.

What to ask a provider before signing

Put these questions to any provider, DIOM included. The answers show whether a provider runs offices or only rents out rooms, whatever the product is called.

  1. Whose name is the national address registered at this location in, and which documents do you provide so we can issue one in our company's own name?

  2. What is the term, and what happens at exit, at expansion and if we need a second office in another district?

  3. What is on the inclusion list, in writing, and what is charged separately?

  4. Who staffs reception, during which hours, and how are visitors and deliveries handled?

  5. Who responds to an internet or network fault, and within what time?

  6. What are the access hours, and does 24/7 access apply to our staff?

  7. How are meeting rooms allocated to our team, and are they part of the contract?

  8. How much parking is allocated, and where do visitors park?

  9. Who operates the office after we move in: the company that built it, or a contractor?

  10. Can we speak to a current client of a similar size?

The first answer matters most. The national address at a DIOM location is in DIOM Holding's name, so if your company needs one in its own name, ask for the documents in writing and have your adviser check them before the setup plan relies on them.

Frequently asked questions

Whose name is the national address at a DIOM office registered in?

The national address registered at each DIOM location is in DIOM Holding's name, and DIOM does not offer virtual offices. If your company needs a national address in its own name, DIOM provides the documents you need to issue it. Ask for them in writing, and have your company's adviser check them before the setup plan depends on them.

How fast can a team of 10 move into a ready office in Riyadh?

A ready-to-move-in private office already exists, so there is no construction schedule to wait for. Occupancy follows signing and any layout adaptation, and move-in is immediate for an office that is ready. A space built to a company's own specification takes longer. DIOM's stated typical timelines for that route are 60 to 90 days for delivery and two to three months for a fit-out, so ask for a project-specific delivery programme.

What is included in a serviced office contract?

One DIOM HQ agreement covers the private office and the services that run it. It includes reception and internet access as well as cleaning and maintenance, plus the other HQ inclusions. The national address registered at the location is in DIOM Holding's name, and DIOM provides the documents you need if your company issues one in its own name. Terms run from one year to five years, and longer terms are possible. Monthly terms are a DIOM Flex product.

What is the difference between a business center and a serviced office?

A business center describes a building or an operator that provides workspace and shared services, while a serviced office describes an office that comes with an agreed service package. The two terms overlap, so the contract and the inclusion list tell you more than the label does. DIOM HQ offices are serviced offices that DIOM designed and built and also operates. There is no virtual-office product.

How do the costs compare with leasing and fitting out an office?

Rent on a lease does not cover fit-out or furniture. IT and reception are extra too, as are cleaning and maintenance and the time spent coordinating all of it. A serviced office puts those items on one invoice. DIOM HQ pricing depends on location, office size and term, and is quoted on request. The post on what a traditional lease really costs in Riyadh compares the two over a full term.
